Tennessee Model
My wife and I are interested in building the Tennessee package on our property in Nassau County Florida. I believe that the property is sufficuently high in elevation to permit us to cut into the land slope for a walkout basement under the first floor. I would assert that such a construction should not add any cost over that of simply placing the first floor off grade. Can you confirm this assertion is correct? We would also like to change the plan slightly by rotating the stairs to the second floor by 90 degrees. Would such a modification add anything to the construction, plan cost, etc? Could you give us the package cost for the Tennessee package? Do you have any experienced builders for such a construction in Nassau County, FL? Best Regards, Dave Flood

John - as we only sell cypress materials and windows and doors for the exterior, there would be no added cost to our package to add a basement for the structure itself. You may descide to add our Anderson 400 series windows and doors to your walkout, perhaps a cypress stair system from the main floor to the basement - and you may choose to add cypress trim and/or paneling...these are things you'll have to consider. There will be an added charge to design and draft your basement area. There is no charge in modifying the design as you describe moving the stair system. The basic package price for the Tennessee model is $75,704.00 (plus tax and freight). Regarding builders, just to clairfy, we are not involved in constrction to any extent, we simply design and sell cypress materials. I do know of at least one builder in north Florida out of Gainesville that will likely travel to Nassau County. I encourage you to come to our Mill Seminar this weekend as that particual builder will be here giving the construciton portion of the seminar to our guests.
