Price reduction???????
Hello and greetings. I see that you are offering a $2,500 bonus if someone signs before 31 December 07'. I know that seems good but the real question is have you lower your prices any at all or are you considering a reduction in the here future? Over the last two years we have seem what we consider a very large package increases, which may have been justified based on houseing cost and materials cost. Now with the housing market going down faster each day are we going to see a reduction in the log home market also? I recently attend a log home seminar and during talks about package prices and construction labor cost I was quoted $34.00 a sq ft for labor cost. After some thought that is really high since a 2400 square foot home would cost $81,600 just to dry in build NOT INCLUDING any materials or other items. That is way to high and driving us out of log home consideration all together. Anyway it does not hurt to ask about pricing changes and if they are coming. We are still talking together but are slowing moving out of log home market and new construction consideration. May end up having a log sided home built instead but that is to be seen. Great question and thank you for visiting our forum. The cost of cypress material has remained flat over the past 18 months. Even with the down turn in hosing prices in some parts of the U.S. overal building cost or raw material cost continue upward. The cost to turn key a home remains at between $115- $150 per square foot. Please remember that the log portion of your home only makes up about 20%-25% of the total build out.

I hear what you are saying about the cost of raw materials but in my reserch I have noticed a down trend in prices. I was NOT looking for logs but for log siding and found a number of sites that offer Cypress lumber. A couple even have milled "D" log siding some of which is 1 3/4 inches think. For example Jimmy" Cypress at www.jimmy-cypress.com is offering a 20% discount for his siding at this time. He is based out of New Orleans so the taxes are higher there for the materials. Also Quality Lumber and Mill works is offering a reduction in price for large amounts and is base out of Dothan, AL. What is your current cost for "D" log siding per LF and how thick is the siding at its largest point? We are considering a log sided home rather than a full log home at this time as we continue our evaluation. If you are considering any price reduction in the near future ( a year away for us) we would like to know as would love to keep your company in our overall plans. Again thanks for your quick answers.
